Also, the picturesque 34th Street Bridge that crosses the gorge between the Tacoma Dome and Pacific Tower (past Stanley & Seafort's upscale and very busy restaurant) is finally being renovated. Unlike the successful 92.5% sold-out Pacific Tower (7 of 94 units unsold by resident developers, Oscar & Olivann Hokold)---several upscale condominium projects [including The Esplanade on the Thea Foss Waterway, The Walker, The Roberson (all mixed-use residential-commercial developments) & other perhaps lesser projects] are have become unintended upscale apartment buildings. On the other hand, Pacific Tower restricts the number of absentee landlords to 28 (30% of 94 units). Presently, this number is even less, and the board of directors is said to be moving toward an amended Declaration that will further restrict the number of "apartment dwellers" in the building.

That is, for more than 21 months (December 2007 to September 2009) there were no sales at Pacific Tower involving mortgages (deeds of trust). The number of cash sales has been about two or three at the most, and most of those involved foreclosures of units owned by absentee landlords. In July 2009, Pacific Tower was included in a Tacoma City ordinance creating the 34th & Pacific Mixed Use Zoning District. So, the property is no longer zoned R5/R4, but rather RCX mixed-use residential (75%) and commercial (25%). Current use, however, is 100% residential. In order to allow commercial use, the Declaration would have to be amended by 63 (of 94 units @1 vote per unit). Because of the creation of the mixed used zoning district between 32nd Street and 40th Street, Pacific Avenue was finally repaved between 34th Street and 38th Street. ...before the Dow took its tumble from about 14,000 on October 12, 2007, to around 6,500 on March 9, 2009 (now creeping toward 10,000)...before Pierce County's assessed "market" values took a tumble (to include Pacific Tower's units)...before the board of directors was persuaded by its attorneys to sue the developer, Pacific Tower LLC, on August 6, 2007 (this lawsuit being finally settled out of court just prior to September 12, 2009, and prior to the often delayed and now cancelled December 7, 2009 trial). Such lawsuits are allowed by RCW (Washington statute) one-time only, and must be filed not later than the 4th anniversary of the effective date of owner-control of the board of directors. Because of the (now settled) litigation, the average unit price and average price per SF for Pacific Tower units shown at www.condocompare.com is not reflective of the market of the past two years. Two stacks have not only 180-degree views east & west, but a single unimpeded 270-degree view east and north, which includes the just mentioned northerly downtown and port views. The developer's premium for the 270-degree views on the upper floors was $100,000 (2 such units per floor)---making these end units about the same price as the one 3-bedroom, 2 full bath, 1,854 SF gross (1,704 SF net) unit on each floor (one stack only). The trade is view for square footage, the added square footage, of course, being very desirable for empty-nesters trading detached SFR's and attached garages for a single basement condominium parking space. A few units have only an outside parking space, including one of the 3-bedroom units on the lower floors. Pacific Tower is a super-secure, limited-access, upscale 14-story R5/R4 zoned (now RCX zoned) residential condominium development completely dominating the skyline of South Tacoma---and overlooking the Tacoma Dome, the city's downtown, and the port. There is also a magnificent view of Mount Rainier to the southeast from all but the lowest units. The building has 80 basement parking spaces and 67 outside parking spaces---as well as 22 individual garages which have their own "mini" board of directors, and whose owners pay separate dues for garage maintenance and upkeep. There are 8 units per floor (the 3rd & 14th floors having 7 units), and the air-conditioned hallway between the building's 2 south-end elevators and 1 north-end elevator has a string of windows along its length. Because of this, there is a view from both ends of each unit (unimpeded 180-degrees east & combined 180-degrees west) for a total partially unimpeded 360-degree view. Two stacks have not onl
